The Mortgage Process: Step 3

FINALIZE YOUR MORTGAGE

Finalizing your mortgages includes: getting all the documentation on your checklist into the lender you chose along with any more documentation they may request; an appraisal if necessary; signing you up for the mortgage; and getting the final approval from the lender. We technically have until the date you wrote down on the offer for your Condition of Financing deadline, but whenever possible we will always try to get financing in place before that deadline.

Once everything is approved by the lender, we let you know when to contact your realtor to have them remove the Condition of Financing on your Offer.

After this condition is removed, we arrange for the mortgage documentation to be forwarded to your lawyer with your permission after all conditions on the Offer to Purchase have been removed. To ensure a smooth process, call your lawyer to let them know that they will be receiving these documents.

Your lawyer should contact you no later than 1 week before the possession date to make an appointment for signing. Mark this on your agenda book and call them if you don't hear from them. This is the last step in the mortgage process. On your possession day, your realtor will arrange to meet you with the keys...and let us be the first to say,

Welcome to your new home!
